"Lease abstraction software" covers four different purchases. Self-serve platforms your analysts operate. Extraction modules inside a property-management suite. APIs your engineers build pipelines on. And service firms that deliver finished abstracts, with software somewhere behind the curtain. Feature lists blur the difference; the deciding question is who reviews the output — your analysts, your suite administrators, your developers, or the vendor's staff.

Whatever the category, the same five criteria separate the tools. They are the columns in the comparison table below, and every one of them is a question a vendor should answer in plain terms.

Accuracy transparency

Most vendors publish a high accuracy number, ours included, and every such figure is the vendor's own measurement. The useful question is whether you can check a single value: does it carry a confidence rating and a reference to the page it came from, and will the vendor say how the headline number was measured?

Telecom and tower specialization

Tower portfolios are not office leases. Ground leases and tenant leases need different workflows, escalation clauses range from fixed annual percentages to CPI-linked formulas and multi-year step-ups, and a site's record is a chain of amendments. A generic schema can miss exactly the terms that price a tower.

Batch scale

A pilot is ten documents; a portfolio is thousands. Ask what an overnight run looks like in practice, and whether the cost of a portfolio-wide pass is visible before you submit it rather than on the invoice after.

Pricing model

Public plans let you budget before the first call; quote-only pricing means procurement before evidence. Check what a credit or a seat covers, what overage costs, and whether a trial exists.

Deployment

Standard cloud hosting suits most teams. Organizations with strict data requirements should ask whether the software can run in their own environment, and get the commitment that documents are never used to train AI models in writing.

Suite module

MRI Contract Intelligence is the AI data-extraction product in MRI Software's real estate suite, built on the acquired Leverton platform. It combines OCR and AI to abstract leases and other contracts, supports IFRS 16 and ASC 842 lease-accounting workflows, and integrates with MRI's own property-management products. The natural fit is portfolios already running on MRI.

DocuPipe

Developer API

DocuPipe is a developer-facing document extraction API that converts leases, among many other document types, into structured JSON against custom schemas. Its documentation covers visual reviews that highlight where each extracted field was sourced, and cloud, VPC, or on-premises deployment. It serves engineering teams building their own document pipelines, with real estate as one vertical among many.

Realogic

Service firm

Realogic is a Chicago commercial real estate consulting firm, founded in 1992, that delivers lease abstraction as a service through an in-house team working on rAbstract, its own abstraction platform. Abstracts are delivered in the client's format, including Excel or direct input into accounting systems. Its clients are institutional investors, owners, and managers, often around transactions and due diligence.

RE BackOffice

Hybrid service

RE BackOffice pairs abstraction software with vendor-side review: its published model is AI-assisted abstraction in which every abstract is checked by the firm's lease professionals before delivery. Two honest notes on reading the table. First, blank does not mean absent; several of these vendors likely do more than they document publicly.
