Q: Can a rent escalation be negative?

Yes, if the lease has no collar. For example, the French ILC fell 0.45% year-on-year to Q1 2026 and the ICC fell 2.89% — an uncollared ILC- or ICC-linked rent would decrease. Many leases add a 0% collar to prevent this.

How the calculator works

Fixed percentage: each adjustment multiplies the rent by (1 + rate). In compounding mode the rate applies to the already-escalated rent; in simple mode each step adds the same absolute amount computed on the base rent.

Index-linked: the classic formula is new rent = base rent × (current index ÷ base index), plus any margin the lease stacks on top — the pattern behind clauses like “CPI + 1.5%”. For future periods the calculator projects the index forward at the assumed annual change you enter; replace it with published values as they are released.

Caps and collars: a cap limits how far a single adjustment can rise; a collar sets the floor. A 0% collar prevents rent decreases in years when an index falls — not hypothetical: the French ILC was down 0.45% year-on-year and the ICC down 2.89% at Q1 2026 (per INSEE).
